1) Why would I use a Realtor for a New Construction Home?
This is a great question. BUYERS - Buying a New Home Without Representation Can Cost You Money! BUYER REPRESENTATION IS VERY IMPORTANT WHEN BUYING A NEW HOME!
Don't make the mistake of passing up FREE REPRESENTATION thinking you will get a better deal without a Realtor. It doesn't work that way.
Most builders are great to work with. But even the best ones are there for one reason - Their profit.
The builder has professionally educated representation throughout the entire transaction - from a trained salesperson, the project manager, the contractors, the construction superintendents, the mortgage company, the title company, the surveyor, the appraiser, the brick manufacturer, the plumber, the electrician, the attorney and so on.
And, they might have even told you that you did not need a Realtor to buy one of their homes. And, that is the truth, you don't. But without buyer representation, it's you against an entire team of trained professionals who work for the builder.
And, Prices on new construction may be negotiable, please consult with us BEFORE signing a contract with a builder.
I've worked as a Sales Consultant for a builder, so I know what I'm talking about and I have an insiders' scoop. Think About It! And, then call me!
We will negotiate for you and fight for your best interest. All this and we give you a large part of the commission!
Here is what one HAR (Houston Association of Realtors) professional had to say about buying new construction with buyer representation:
How can a new home buyer find out about all the options available and obtain the information to make comparisons in a timely and relatively stress-free manner?
One way is by working with a Realtor, who can be a central resource about dozens of new home communities and an access to a revealing wealth of information about new homes and builders. In fact, home builders throughout Houston and all of Texas go to great lengths to make sure Realtors are well-informed about their products and their communities.
There is a common damaging misconception that by eliminating a Realtor or real estate agent, a buyer can save the equivalent of the agent's commission on a new home.
In fact, Houston and the Texas area builders value the well-qualified buyers brought to them by Realtors, so much so that sales agent commissions are considered part of the builder's promotional budget, rather than a negotiable component of a home's purchase price.
The bottom line is that buyers probably will not receive any discount on the purchase of a new home by not working with a Realtor or agent.
Even more important, buyers can pay the same price, and have an experienced real estate representative in their corner. These Realtor services offered at no additional cost to the buyer, save valuable time, supply more complete market information, and allow a buyer to find a new home sooner and with less hassle by working with a real estate professional.
2) Why should I use Texas Cash Back Real Estate?
At Texas Cash Back Real Estate, we deliver traditional full service real estate services with a distinctive difference than that of other companies. Our use of technology allows us to deliver a high level of customer service and satisfaction at a low cost to sellers and allows us to give cash rebates to our buyers. The website is available 24 by 7, so that you can begin your search on your own terms. And when you are ready, we are ready to work with you.
3) Why do you offer a Rebate?
We deal in volumes; this allows us to give you, the Buyer (and Seller) a large rebate. There is also typically less time involved for our Real Estate Agents/Broker because the builder's on-site sales and construction team handles a big part of the work. All this benefits you.
Every one wins with our program. You, our client, will benefit from the cash back rebate; we benefit from gaining your business and making a partial commission on each transaction and the builder benefits by selling our clients homes!
4)How does it Work?
When a new home is sold in Texas, the realtor who represents the buyer typically makes a commission of 3% of the sales price of the home. Texas Cash Back Real Estate simply rebates the buyer up to 2% of the commission…that's 2/3 of the entire commission or 67% of the commission.
This rebate comes from the agent's commission and does not interfere in any way with any incentives the builder is offering you - the buyer. It is simply money that would stay in the builder's pocket if you weren't using a Realtor to represent you. So not only do you get part of this money, you also have a representative working on your behalf and looking out for you!
